All Members and members of the household who will be on the mortgage application must bring the following applicable items to the event before one can be NACA Qualified. Please bring the original document for review. In addition please also bring single side page copies for expedited processing. Also bring any other documentation unique to you that you think may be necessary in assisting you in obtaining a mortgage.
- Identification
- photo ID for all household Members 21 years old or older
- EMPLOYMENT/INCOME
- Pay stubs (most recent thirty days)
- Federal tax returns and W2s for all adults in household (previous one year minimum. Two years may be required)
- Benefits awards letter or documentation of other income (i.e. social security)
- Alimony or child support (acceptable documentation: canceled checks for last 12 months, court records, or separation and divorce papers)
- SELF-EMPLOYED
- Federal income tax returns with schedules (to obtain call 800-829-1040)
- 1099s for the past 2 years (if applicable
- 12 months bank statements that document business deposits
- ASSETS
- Bank statements all accounts & pages (most recent 3 months or 90 days)
- Gift letter, verification of gift money and proof of transfer
- 401K or any investment statements to verify additional funds (most recent)
- Payment History and Debt
- Credit card statements (most recent for all open accounts)
- Loan statements, including loans where you are the co-signer (most recent)
- Credit references (letter, statements, canceled checks) from: electric, phone and/or gas companies
- Proof of payment(s) that addresses credit issues including judgments
- Child support or alimony documentation (if obligated to pay)
- Bankruptcy schedules, Discharge and letter to explain why you filed
- Divorce documents to include the terms of settlement
- Information requested.
- Employer�s name, address and phone number (last two years minimum)
- Budget Form in workbook or on line at naca.com (one month completed)
- Letters of explanation for all late payments on loan and monthly obligations
- Residency history - Provide the address where you lived (minimum 2 years)
- Landlord(s) name, address, and telephone number (last 24 months minimum)
